PROJECTS & TRACK RECORD
Project Portfolio
Selected commercial-to-residential, mixed-use and value-add schemes delivered through strategic acquisition, planning and controlled delivery.
Our projects and track record range from listed-building conversions and mixed-use city-centre assets to residential developments, large asset subdivisions and title-led projects. Every scheme is different.
Our strategic approach remains the same.
How We Deliver
Development risk builds where planning, design, cost, programme and contractors interact. We spot those interfaces early and keep the project tied to the original commercial plan.
Identify & Appraise
We assess the asset, purchase price, planning, buildability, cost, income and exit. The deal must still work against realistic downside.
Structure & Prepare
We turn the strategy into a deliverable plan covering design, approvals, procurement, programme and cost.
Deliver & Control
We stay directly involved, managing contractors, change, programme, spend and key decisions against the plan.
Stabilise & Exit
Let, refinance, hold, subdivide or sell, against the strategy set at acquisition.
Featured Projects
This portfolio demonstrates experience across mixed use property, commercial to residential conversions, listed buildings, HMOs, large commercial asset subdivision and disposal and residential redevelopments.

Worcestershire WR8
Tidewater project · Mixed-use heritage repositioning
The Asset
A Grade II listed mixed-use property in a Worcestershire market town, comprising commercial and residential accommodation with ancillary buildings to the rear. Acquired vacant, producing no income.
The Challenge
The building could not simply be refurbished and re-let. Commercial and residential areas were not properly separated, utilities were shared, the residential EPC prevented lawful letting in its existing condition, and significant refurbishment was required throughout. Mixed uses, listed status, fire separation, services and future development all had to be considered together.
The Strategy
Turn the building into a compliant, independently serviced, income-producing asset first. We secured the necessary heritage consent, progressed Building Control and separated the commercial and residential accommodation. Utilities were split, independent metering established and three elements prepared as separately lettable units. Further value creation is retained for later phases.
Delivery
Commercial refurbishment and fire-separation works ran in parallel with the incoming tenant’s fit-out, so the commercial unit could move quickly into occupation. The residential accommodation was refurbished and upgraded so it can be lawfully let, with heating and electrical systems renewed and services separated.
Current Position
A property acquired with no income now has three independently let income streams. The current strategy is to refinance the stabilised asset and recycle capital into the next project. The site retains further potential through additional residential subdivision, conversion of the retained garage to a smaller commercial unit and a possible studio, giving a route from none to potentially six income streams, subject to planning and delivery decisions.
Worcestershire WR1
Principal track record · Grade II listed conversion
The Asset
A substantial Grade II listed former commercial building in Worcester city centre, acquired directly from the previous occupier.
The Challenge
The building had strong residential potential, but its listed status meant the structure, layout and historic fabric could not simply be stripped out and redesigned around a conventional scheme. The development had to generate a viable use while working with the building rather than against it.
The Strategy
Student accommodation was identified as a use that made efficient use of the existing structure. Planning was secured for an eight-unit scheme, with the layout developed around the heritage constraints and existing fabric.
Delivery
The conversion was completed in approximately eight months in accordance with planning and listed-building requirements, then handed over to a specialist student letting agent for ongoing management.
Outcome
A redundant listed commercial building converted into productive residential accommodation while retaining its historic character.
Worcestershire WR2
Principal track record · Residential redevelopment
The Asset
A derelict two-bedroom cottage in a semi-rural Worcestershire location, acquired at auction.
The Challenge
The obvious route was demolition and rebuild, but the local authority required the existing cottage to be retained. That meant working with a substandard original structure, a substantially more complex structural and construction challenge.
The Strategy
The project was approached as a full redevelopment, not a cosmetic refurbishment. The cottage was stabilised and retained, with significant structural works and several extensions creating the accommodation for a modern four-bedroom family home.
Delivery
The cottage was stripped back extensively before structural stabilisation, extension, reconfiguration and complete refurbishment, with new services, modern building fabric and a full internal fit-out within the retained original structure.
Outcome
A derelict auction property with significant structural constraints transformed into a high-quality four-bedroom family home.
